Repeat visits at a frequency you choose, each kept as its own record so changes show up. Tell us the frequency when you enquire; we agree the schedule and quote each visit with you — nothing books or bills automatically.

See the current condition of a property, its surroundings and visible activity before your next decision.

  • Visible condition of the land or building, recorded with dated photographs and a walkthrough video
  • Access route: observed road width, surface and condition
  • Occupancy as observed — people present, signs of use, recent activity — recorded as observation, not as anyone's legal status
  • GPS position with its recorded accuracy, and photographs of every beacon found or not found
  • Electricity and water infrastructure on or near the site, with what was tested named separately
  • Neighbouring developments and immediate surroundings
  • For a handover: visible defects, unfinished work, fittings and an inventory, room by room
  • For a vacant property: each visit recorded separately, so changes between visits are visible
  • Statements from neighbours, caretakers or local contacts, where they consent, kept apart from what we observed
  • A detailed report and an evidence index

What this does not establish (5)
  • This is a physical inspection, not legal ownership verification. We do not certify title, ownership or the authenticity of documents.
  • It is not a boundary survey. Seeing a beacon does not establish a legally correct boundary, and a phone GPS reading cannot establish parcel dimensions or registered area.
  • Observed road width is not proof of a legal road reserve, easement or all-season passability.
  • A handover check records what is visible. It is not a structural survey, and it does not test plumbing, wiring or appliances.
  • We do not enter an occupied property without the occupier's permission.

  • Incomplete or mismatched work, and anything needing a specialist

  • Before-and-after photographs of repairs and renovations, from consistent vantage points
  • Installations such as water tanks, solar equipment, CCTV or fencing: whether they are present, where, and in what visible condition
  • Visible work compared against the scope and documents you provide
  • Material deliveries documented, and quantities counted where counting is reasonable
  • Incomplete work, mismatched claims and issues needing specialist review, recorded plainly

What this does not establish (4)
  • These checks are observational. We do not test, commission or certify anything — no structural, electrical, plumbing or engineering certification.
  • Seeing that equipment is installed does not establish that it works, meets a standard or was installed correctly.
  • We record evidence to inform your decisions. We do not authorise or release contractor payments.
  • Where a qualified engineer, electrician or plumber is needed, we say so rather than guess.

What this does not establish (4)
  • Records reconciliation is an operational review of the records you give us. It is not a statutory financial audit.
  • A record that does not reconcile is a discrepancy, not proof that theft occurred.
  • We do not scrape booking platforms and do not assume API access — reconciliation uses records you provide.
  • Visits unannounced to a manager happen only where lawful, pre-authorised by you, and respectful of guest and tenant privacy. We never enter an occupied unit without proper permission.

  • A visit shows what was present on the day. It does not establish that a business is legitimate, licensed, solvent or profitable, or how a supplier will perform.
  • We do not verify company registration, tax status or ownership.
  • Visits are made with the business's knowledge, or confined to areas open to the public. We do not enter private areas without permission.

What this does not establish (3)
  • We record what can be observed. We do not confirm that products are genuine, and we cannot detect hidden or internal defects.
  • Sealed packaging is not opened unless you have authorised it and the recipient agrees.
  • Each visit records that day. It does not establish what happened between visits.
