Executive summary

The house was locked and secure, and we saw no sign that anyone has been living in it. Two things differ from what the client was told: the outside tap gave no water, and a section of about 2 m along the western boundary wall has lost its top course of blocks. The kitchen ceiling carries a dry water stain beneath a visibly new roof sheet — the repair is there, but whether it keeps the rain out can only be confirmed in wet weather. A hairline crack beside the main bedroom window is recorded so it can be compared on the next visit. The third bedroom was locked and could not be checked.

Consistent with evidence reviewed

Is the house secure, and has anyone been living in it?

What we observed: All three external doors were locked and the padlock on the back gate was intact. No bedding, food, rubbish or belongings suggesting occupation were seen in any accessible room. Dust on the floor of the second bedroom was undisturbed. The caretaker, present during the visit, said he checks the house weekly.
Assessment: What we saw is consistent with a secure, unoccupied house.
What this does not establish: This records one visit. It does not establish what happened between visits, and the caretaker's account of weekly checks is a statement we did not verify.

Finding 2

Clarification needed

The caretaker says the roof leak over the kitchen was repaired in March. Is it fixed?

What we observed: The ceiling board above the kitchen sink carries a brown water stain about 40 cm across, dry to the touch. From a ladder at the rear, one roof sheet above the kitchen is visibly newer than those around it. No water was entering on the day, which was dry.
Assessment: A repair has visibly been made and the stain is dry. Whether the roof is now watertight cannot be confirmed without rain.
What this does not establish: We did not go onto the roof or test it with water. A dry stain on a dry day says nothing about how the roof performs in the rains.
Suggested next step: Ask the caretaker for the repair receipt, and add a check after heavy rain to the next visit.

Significant discrepancy observed

I was told all the taps work. Do they?

What we observed: With the caretaker's permission the inspector ran the kitchen tap, both bathroom taps and the shower: all flowed. The outside tap by the back door gave no water when fully opened.
Assessment: Contrary to what the client was told, not every tap works: the outside tap gave no water.
What this does not establish: We ran the taps; we did not test water quality, pressure over time, or the plumbing behind the walls. We cannot say why the outside tap is dry.
Suggested next step: Ask a plumber to check the outside supply line and its stop valve.

Clarification needed

Are there any cracks in the walls?

What we observed: A hairline crack about 1.2 m long runs diagonally from the upper corner of the main bedroom window. The plaster either side is level and not displaced. No other cracks were seen in the accessible rooms.
Assessment: One hairline crack is present. On its own it does not tell us whether it is cosmetic or still moving.
What this does not establish: This is not a structural assessment. We cannot say what caused the crack or whether it matters — only a structural engineer can.
Suggested next step: Photograph it again from the same position on the next visit. If it has lengthened or widened, commission a structural engineer.

Significant discrepancy observed

I was told the compound and boundary wall are in good order.

What we observed: The grass in the compound was recently cut and the gate locks. Along the western boundary, a section of wall about 2 m long has lost its top course; the fallen blocks lie at its base inside the compound. The rest of the wall is intact.
Assessment: Contrary to what the client was told, the wall is not in good order along that section. The rest of the compound is as described.
What this does not establish: We did not assess the wall's foundations or stability, or establish when or why the blocks fell.
Suggested next step: Get a quotation from a mason to rebuild the section before it widens.

Is the electricity on, with credit on the meter as the caretaker reported?

What we observed: The prepaid meter displayed 18.4 units. Lights came on in every accessible room. The caretaker said he last topped up in August; no receipt was seen.
Assessment: Power is on and there is credit on the meter, consistent with what the client was told.
What this does not establish: We switched lights on. We did not test sockets, wiring or appliances, and the date of the last top-up is the caretaker's account.

What we observed: Not checked. The door was locked and the caretaker did not have the key. The door and its lock were photographed from the corridor.

What this does not establish: Nothing in this report describes the inside of the third bedroom.
Suggested next step: Arrange for a key to be left with the caretaker before the next visit.

Limitations of this report

This report records one daytime visit in dry conditions. It does not describe the house at other times or in the rains.
It records what was visible. It is not a structural, electrical or plumbing survey, and we tested nothing beyond running taps and switching on lights.
The third bedroom was locked and is not described anywhere in this report.
The caretaker's statements are recorded as statements. We attribute them; we did not verify them.
